Genesis is a small residential development of 24 apartments located in Geroskipou, one of the fastest-growing residential areas of Paphos. At present, only one apartment remains available in the project, with completion planned in approximately two months.

The project combines a peaceful residential environment with convenient access to the city centre, the beach and everyday amenities. It comprises just 24 one- and two-bedroom apartments, creating a more private and well-balanced living environment. The layouts are bright and functional, combining contemporary aesthetics with practicality. Large windows and spacious terraces provide plenty of daylight and allow residents to make full use of the advantages of the Cypriot climate.

The communal facilities include a swimming pool with a landscaped relaxation area, a children’s playground and a shared rooftop leisure area. The project also provides covered parking, storage rooms, a lift, gated vehicle access and an intercom system.

The apartments are delivered to a high level of technical completion. The price includes air-conditioning units in all living areas, electrically operated shutters in the bedrooms, built-in wardrobes, fitted kitchen units and a solar water-heating system. Provision is also made for the installation of an electric vehicle charging station. The windows and sliding doors feature aluminium frames with thermal breaks, while the external walls are fitted with 8 cm thermal insulation.

Genesis has an A energy efficiency rating. The reinforced concrete structure has been designed in accordance with Cyprus and European Union anti-seismic requirements.

The location is one of the project’s key advantages. Paphos Old Town can be reached in approximately 6 minutes, Geroskipou Beach in around 7 minutes, Kings Avenue Mall and Paphos Harbour in approximately 10 minutes, and Paphos International Airport in around 15 minutes.

The location is further supported by the nearby Neapolis Smart EcoCity development area — a large-scale urban development planned to include residential, educational, healthcare, business, retail and leisure infrastructure. A development of this scale may become an important factor in the long-term development of the wider Geroskipou area.

This is the last available apartment in the Genesis project, and in approximately two months the buyer will be able to receive the keys to a fully completed home, ready for occupancy.
