The five-storey building of the new housing development Solitudes Parks comprises 40 apartments, fully finished, with balconies, loggias and terraces. Only high quality construction and finishing materials were used in this development. The layout of each apartment ensures maximum functionality and ergonomics of a home. Moreover, thanks to the smart positioning of the building, all the apartments enjoy morning and evening sun.
“In this housing development, a home can be found by people appreciating high quality of construction, decoration and layout at an affordable price. The advantage of the building hides in its location – green and silent area in Pardaugava with developed surrounding infrastructure and good public transport links. Nearby, there are several educational establishments, kindergartens, stores, sports centres, and active leisure facilities. One can reach Riga centre and the resort town Jurmala just within 15 minutes by car or train,” points out Evija Segleniece, Development Project Sales Manager at Latio LLC.
Space of the 1-room, 2-room, 3-room, and 4-room apartments ranges between 46.4 and 95.5 square metres. The apartments are fit out with sanitary fixtures of Grohe and Gustavsberg, bath tubs of PAA, underfloor heating in the bathrooms, wooden flooring of Boen, thermal and water metering devices. The building has autonomous gas-based heating, good ventilation system with air and steam exhauster in each home and the garage.
Energy efficiency of the building exceeds the average rate of comparable buildings, so the residents will benefit from lower costs. The temporary energy certificate of the building issued by the independent expert Viktors Kitajevs certifies that the energy efficiency of the first building of the housing development Solitudes Parks complies with Class D rate, and the energy consumption of heating is 56.70 kWh/sq.m. per year.
For comfort of the residents, there are storerooms for each apartment in the basement of the building, as well as 13 slots in the underground garage. The building is equipped with a modern panoramic-view lift. Outside the building, there is recreation area and playground, greened and landscaped area around the house, 76 street-level parking slots. The layout of the development respects all needs of disabled people.
When purchasing an apartment in the housing development Solitudes Parks, undivided shares of the land plot will also be possessed by the buyer.
The owner of the project Solitudes Parks is one of the major Estonian real estate development and construction companies Maru Ehitus JSC. The building design was elaborated by the architectural bureau DEPO projekts LLC, while the main building contractor is MK Holding LLC. The total investments of the owner into this project reach up to 3 million euros.
“Since apartment reservations started in November 2013, buying interest has been the proof of the growing activity and demand in new homes from the part of the local people, and also the advantages of our project – the high quality and good location. The successful sales will advance the implementation of the next round of the project – construction of another two buildings comprising 100 quality apartments in total. The territory will be expanded and landscaped to implement the concept of a park,” says Andres Kaur, Board Member of Maru Ehitus.
Exclusive rights for selling of the development have been vested to the real estate company Latio. The building is managed by the property management company Latio Namsaimnieks.
