The office building at Mihaila Tāla Street was designed and built according to BREEAM Excellent standards, which means high energy efficiency indicators - almost zero energy level and significantly lower costs for tenants. Class A ventilation system.
The office building is located in the territory of New Hanza, in Skanste neighbourhood. It is a unique place next to the historic and quiet centre of the city. The central traffic artery of the neighbourhood is Skanstes Street, but the boundaries of the neighbourhood are marked by Pulkveža Brieža, Hanzas, Vesetas and Duntes Streets, as well as Ganību Dambis and the railway. Surrounding neighbourhoods include the Centre, Pētersala, Andrejsala, Brasa, and Sarkandaugava. New Hanza serves as a gateway to the vast territory of Skanste, currently turning into an ultramodern urban district of Riga. The new office building will be located right next to the Hanzas Perons cultural venue, which has won a number of architectural and construction awards.
The facade of the office building will be covered in monolithic reinforced concrete panels widely applied in Scandinavian architecture, and finished with centuries-proven value - natural clay material, namely, brick, which has proven its longevity and sustainability even today in the historical brick-wall buildings in Old Town Riga. The development of New Hanza territory continues the message of the historical centre of Riga in a new, modern version. The main entrance door of the office building was also designed with special care and attention to every detail: almost 700-year-old black ash brought out from the depths of the Daugava River turned into artwork in the hands of experienced craftsmen. This is also a detail that confirms the presence of historical values in the territory of New Hanza and shows that the historical and the ancient do not interfere with the contemporary and the modern. On the contrary, they complement each other perfectly and bring new experiences and sensations to every New Hanza visitor.
One of the largest trees ever planted in Riga so far - the 12-meter-high and approximately 50-year-old oak tree is now stately spreading out its canopy in the square between the cultural space Hanzas Perons and the office building. It is a gift from New Hanza developer Pillar for the Latvian Independence Day in 2022. The other trees are also 8 to 10 meters tall to please everyone already this season.
The rectangular shape of the building allows for maximum rational use of every square meter of the premises, providing everything necessary for setting up a modern office: front-desk area, work spaces in an open-plan office, separate work rooms, meeting rooms, kitchen and recreation area, archive and server rooms, and changing rooms.
The New Hanza office building provides individually designed offices from 150 sq. m, a lunch restaurant on the first floor. Hew Hanza is equipped with high-quality technical solutions such as opening windows, high performance ventilation, CO2 sensors (4.5 exchanges per hour), modern cooling and heating systems. The safety and well-being of the tenants is ensured by advanced security systems - access control, guarding, 24/7 video surveillance. The sustainability of the office building has been taken care of by installing a BMS building management system and an individual energy consumption system. The common areas are powered by solar panels and equipped with fibre-optic internet and low-voltage networks. The offices have automatic external blinds. For the convenience of employees, New Hanza has more than 500 parking spaces, 65 parking spaces on the underground floors, electric car charging points, more than 300 bicycle parking spaces and 175 spaces in the building under the canopy.
