Villa Guna on Bulduru Avenue represents the highest calibre of architectural design and is considered an outstanding architectural landmark in Latvia.
Designed by Meinhard von Gerkan, founder of the world-renowned gmp - Germany’s largest architecture firm - the residence received the prestigious Chicago Athenaeum's International Architecture Award, immediately upon completion. This award is the highest and most prestigious recognition of outstanding buildings and modern design worldwide, confirming the building’s global significance. The villa’s unique image and concept immediately drew the attention of prominent U.S. architects, followed by respectful professional recognition and countless publications in leading industry media worldwide. Having designed a series of world-class masterpieces - from breathtaking stadiums and airports to major metropolitan developments - the architect himself cites Villa Guna in Jūrmala as one of the most significant and personally important projects of his career.
Like a sculptural work of art, the white modernist villa, designed amidst a grove of century-old pines, sits on the leeward side of the dune - just a few minutes’ walk along a forest path, and offers a view of Jūrmala’s 24-kilometre-long white-sand beach. Its high architectural value lies in the staging of space and movement, known as “promenade architecturale.” Organised across split-levels, the interior layout relies on a unique network of sloping ramps, stairs, and a lift to seamlessly connect the spaces. The journey upwards through the heart of the house - a skylit atrium - coupled with contrasting volumes, offers constantly shifting perspectives and an atmosphere suffused with natural light, seamlessly blurring the boundaries between interior space and nature. The split-level living area, complete with an open fireplace and expansive glazing, is artistically complemented by a sculptural, S-shaped balcony.
The landscaped garden surrounding the villa was created by the renowned European landscape architect Marco Bay (IT), while its unique lighting architecture was created by world-renowned lighting designers from METIS Lighting (IT). As befits an outstanding architectural landmark, the interior is fully furnished with icons of Italian design - Poltrona Frau, Armani Casa, B&B Italia, Cappellini, and Artemide. The sense of exclusivity and impeccable craftsmanship is articulated through Indonesian teak floors, Vicenza stone slabs, and Chinese black granite, seamlessly paired with a world-class Bulthaup b3 kitchen system featuring Gaggenau appliances. The home’s intellectual and creative aura is further enhanced by the gallery-worthy art collection integrated into the spaces, gallery-worthy art collection, featuring Le Corbusier’s colourful lithographs and masterpieces of Latvian modernist painters influenced by the Paris-period French artist Léger.
The home’s spa area harmoniously features a sculptural indoor pool finished in turquoise Bisazza glass mosaic, positioned level with the surrounding forest, alongside a generous, sunken hot tub with hydromassage features. The outdoor spaces and rooftop garden offer impeccable natural elegance, while the building’s sculptural essence is crowned by a fifteen-metre-high viewing tower, which is the property’s most contemplative spot at sunset, overlooking the treetops.
The residence offers three self-contained bedroom suites with five bathrooms, alongside top-of-the-line technical specifications, including air conditioning, an integrated multi-room audio system, video surveillance, and a secure double garage. This internationally acclaimed masterpiece is being marketed discreetly, with private viewings available exclusively to pre-screened, qualified buyers.
Villa Guna is valued and appreciated much like the finest works on the global art market, making it an exceptional, one-of-a-kind collector’s property. In a segment where buyers are not simply seeking square footage but are investing in a narrative, cultural heritage, and world-class architectural provenance, it holds the undeniable status of a trophy asset. This represents a unique opportunity to add a material and spatial masterpiece to a private collection - an investment whose potential for appreciation is driven by its singular identity, international awards, and industry authority.
