Renovated Art Nouveau building at 63 Dzirnavu Street will be available soon to new homeowners

The five-storey building at 63 Dzirnavu Street, next to the shopping centre Galleria Riga, was built according to the design by the architect Nikolajs Hercbergs in 1912, and it is one of the most beautiful Perpendicular Art Nouveau buildings in the centre of Riga. Thisbuilding also plays an important role in the restoration of Latvia’s independence: on 22 March 1990, political scientist in exile Egils Levits, lawyer Romāns Apsītis and scientists Vilnis Eglājs and Rolands Rikards gathered together in one of the apartments of this house to discuss the text of the Declaration of Independence of Latvia.


A complete renovation of this building is now in full swing, and it is due for completion in March 2019. The previous owner of the house has already restored the beautiful front façade, and currently the rear façade is being renovated, all utilities are being fully replaced, the restoration of the original and luxurious staircase is carried out, and a new lift manufactured by Kone is installed. It should be noted that lifts are rare in five-storey buildings in the centre of Riga, so it is a significant advantage of the building.

The ground floor will accommodate a café and a restaurant, while the other four floors will offer 20 new, compact and comfortable two- and three-room apartments measuring from 45 to 67 sq m based on the market trend – a demand in smaller apartments. All apartments come with full wall and ceiling finishes and new wooden windows that guarantee a high level of sound insulation and protection against noise. French oak wood herringbone parquet and high quality flagstone have been chosen for flooring. Bathrooms are fitted with Casa Di Vanna bathtubs or showers and top-grade (Laufen, Hansgrohe) plumbing fixtures. The apartments feature functionally designed fitted furniture: studio kitchens will come fully fit out with quality household appliances, and there will be a fitted closet in the hallway. Upon making reservation of an apartment right now, new homeowners will be offered the opportunity of discussing the colour palette of the apartment decoration and furniture, as well as installation of any specific appliances and plumbing fixtures.


Showing respect for the history of the house and its architectural solutions, skilled craftsmen have restored the round curves of the ceiling and the plaster ceiling roses, maintaining the ceiling height of at least 2.80 m. The apartments convey a special charm thanks to the renovated cast iron radiators dating back to the times of the President Ulmanis. Each apartment will have smart home system, allowing for remote heating control with the help of a special app thus ensuring economical heat consumption. All meter readings (water, heat and electricity consumption) will be taken remotely automatically. Apartment owners will also be offered storage space in the basement at an additional charge. The apartment prices range between EUR 111,000 and EUR 175,000.

The excellent location – in the very heart of the capital – and the attractive apartment prices in such a building are not the only features mentioned by Evija Dzenīte, Latio Real Estate Agent, when speaking about the advantages of this house.
